Smoking is NOT permitted inside the house; smoking is permitted in outdoor areas.
Rental Agreement
We recommend that you read and observe the terms and conditions of this rental agreement carefully, including the terms and conditions of payment. If you do not observe the terms and conditions, you may lose your rights to the use of holiday home, without being released from your payment obligation to Villa Istra Olea.
1. Number of guests
The holiday home and accompanying ground area must not be occupied by more than 7 people. This number includes children (aged 0-17). It is possible to bring one extra child (under 4 years) at no extra charge. Upon request, the number of guests can be increased up to the maximum capacity of the villa, provided notice is given at least three weeks prior to arrival. Occupants are not allowed to amend the number of guests without express written consent from Villa Istra Olea. The requested change in the number of guests must be sent in writing via email directly to vistraolea@gmail.com.
Should the number of people in the villa or on the property surrounding Villa Istra Olea exceed the maximum permitted number without the owner's consent, the owner reserves the right to terminate the rental agreement immediately and without notice. The guest will not be entitled to a refund of the rental amount paid to the owner.
2. Prices and payment
The rental charge is to be paid according to the terms stated in Villa Istra Olea's terms and conditions. The guest declares that he/she has read and understood the current terms and conditions of rental, when he/she pays the first instalment.
The rental charge is inclusive of the use of electricity, internet (wi-fi), and water.
3. Cancellation and alteration of occupancy
A rental agreement which has begun cannot be cancelled and/or changed by the guest.
In case of cancellation, the following charges will apply:
Up to 42 days before the start of the holiday period: 30% of the total accommodation fee.
42 - 0 days before the start of the holiday period: 100% of the total accommodation fee.
A cancellation is considered as having been made on the day that Villa Istra Olea receives the cancellation notice in writing.
4. Confirmation of booking
Your booking is only confirmed upon receipt of your deposit. Confirmation will be sent to you by either email or post stating the balance cost and due date the final balance is to be paid. A booking is not complete until written confirmation is provided.
5. Booking deposit
A non-refundable payment of 30% of the total price is required to secure your booking. Your booking must be made through the website, directly to vistraolea@gmail.com, or by telephone if/when provided. A booking will be held provisionally for 5 working days or until the full deposit is received, whichever is sooner. Should we not receive your payment within 5 working days then your provisional booking will be released. All payments shall be made by internet bank transfer in Euro.
6. Damage deposit
A damage deposit of Euro 400, is paid together with the final payment for rental (42 days prior to the start of the holiday period). This deposit acts as security for the holiday home being passed on in a clean and presentable state. The deposit may increase if the holiday is rented to groups.
The paid damage deposit is returned to the renter upon departure, wired within 2 weeks from the end of the rental. The deposit will be returned, minus any charges, on condition that the holiday home is passed on in a clean and presentable state, without damage, and that the renter does not owe further amounts to Villa Istra Olea or the property manager. The renter’s liability for charges and damages is maintained even though the value exceeds the amount paid in the damage deposit.
7. Final payment
The balance will be paid not later than 42 days prior to the hire commencement date by internet bank transfer in Euro. If the balance is not received by the sixth week prior to your rental commencement date, Villa Istra Olea shall be entitled to cancel the booking without prejudice.
8. Arrival at the holiday home
Where nothing else is agreed in writing, or as stated in the rental agreement, the rental period runs from the first day at 16.00 (4 p.m.) to the last day at 10.00 (10 a.m.).
Arrival at Villa Istra Olea on the first day for the holiday period should before 19.00 (7 p.m.). Arrival at a later time must be agreed in advance, in writing, with Villa Istra Olea's property manager. Villa Istra Olea cannot be held responsible should late arrival make it impossible to gain access to the holiday home on the first day of the holiday period.
9. Newly built villa in 2025
When booking Villa Istra Olea, guests must be aware that there may not be enough time since completion to fully establish the lawn, plants, flowers and other gardening features.
10. Swimming pool
For your own safety, the guest will follow any exceptional instructions provided by Villa Istra Oleas regarding the use of the swimming pool. The guest is fully responsible for the use of the swimming pool. Children are not permitted in the swimming pool area without adult supervision. The guest uses the swimming pool at their own risk. If the accommodation is booked outside of the summer season, the swimming pool may be out of service.
11. Household furnishings and technical equipment
Villa Istra Olea is equipped with all necessary appliances, technical equipment, and other amenities to ensure guests a pleasant stay. It is the owner's responsibility to ensure that all facilities at Villa Istra Olea are in working order. upon arrival In the event of any malfunction or failure of any device, the guest must notify the owners so that the owners can initiate repairs and remedy the defects as quickly as possible. The owners hereby undertake to remedy the reported defects within a reasonable period of time.
12. Inventory
Guests are requested to check the inventory list located in the rental property immediately upon arrival and to report any missing items to the management no later than the day following their arrival. Guests are obligated to immediately notify property management of any defects in the rental property. Failure to do so will void any claims for non-fulfillment of the contractual obligations (in particular, no claims for rent reduction).
13. Fireplace
The house has a fireplace that can be used by guests, but only during the autumn season through to spring bookings (October to April). The use of the fireplace is thus regulated in the rental agreement according to the season.
If permitted to use the fireplace, Please familiarize yourself with the with the stove's operation beforehand; instructions can also be found at the fireplace. Use only dry wood as fuel. Wood collected from the wild is prohibited. Keep in mind that many parts of the stove can become hot. Make sure children do not come near to or into contact with the stove when it is in use. After use or before departure, remove any ash residue and empty the ash pan.
14. Parking
Parking is available directly in front of the holiday home in the driveway. Villa Istra Olea is not liable for the loss or damage of motor vehicles parked or maneuvered on the property, including their contents, except in cases of intent or gross negligence.
15. Tents and caravans
10. Tents and caravansNo tents, caravans, or similar items are permitted in or near Villa Istra Olea. The propoerty manager may demand that tents, caravans, or similar items be removed immediately. If the guest fails to comply with these requirements immediately, the owners may terminate the rental agreement with immediate effect. The guest will not be entitled to a refund of the rental amount paid to the owner.
16. Deficiencies, compensation and assistance
It is the responsibility of the guest to inform Villa Istra Olea immediately of any fault, or within 72 hours after taking over the holiday home and becoming aware of a fault.
In claims of compensation, the occupant is obliged to give Villa Istra Olea reasonable time to correct and/or repair any fault. Villa Istra Olea is not liable to pay compensation should the tenant leave the holiday home without informing Villa Istra Olea of any fault and/or without giving Villa Istra Olea reasonable time to correct and/or repair any fault.
Should any claim for compensation not be settled satisfactorily during the rental period, in the opinion of the occupant, any further claim/complaint must be made in writing to Villa Istra Olea within 14 days after the end of the rental period.
Villa Istra Olea's liability for compensation covers only direct economic loss. Villa Istra Olea cannot be held responsible for any loss/damage as a result of a fault or loss/damage of a non-economic nature.
17. Responsibilities of the occupant
The occupant has a responsibility to treat the holiday home with respect, in so far as the occupant is responsible for any damage which he/she or any member of his/her party causes. Where nothing else is stated in the rental agreement and/or in price lists, the occupant has a duty to leave the holiday home in a clean and presentable state. The occupant has a duty to wash up, empty the fridge, freezer and dustbin before departure, even though final cleaning service is arranged.
The occupant is responsible for personal and physical damage during the rental period for which he/she already is - or can be - insured for. The occupant has a duty to ensure that him/herself and any accompanying persons do not bother or annoy neighbours to the holiday home or surrounding area. Should the occupant or accompanying person behave in an inappropriate and unacceptable manner, Villa Istra Olea reserves the right to annul the rental agreement immediately and without warning. In such a situation, Villa Istra Olea has no obligation to repay all or part of the rental price.
Villa Istra Olea is not liable for any changes that do not effect the holiday home directly, (e.g. swimming possibilities at the beach, fishing rights, the introduction or increase of local taxes and charges, the closing of roads, shops, road and building construction, environmental damage, etc.). Likewise, Villa Istra Olea is not liable for changes in weather conditions or local bylaws regarding bathing, lack of water, the closing of swimming pools, etc., which may reduce the enjoyment of your holiday. Villa Istra Olea is not responsible for the failure or breakdown of any of the holiday home's installations, for the blocking of drains and sewage systems or for the presence of insects or other pests.
In the interests of future developments, we reserve the right to make amendments without prior notice, errors and omissions excluded.
18. Force majeure
The occupant is not freed from the responsibility of payment due to personal circumstances or force majeure (war, strike, block, catastrophe of nature, etc.) preventing the occupant from exercising the use as per rental agreement. Villa Istra Olea can immediately annul the rental agreement if the holiday home is not available due to force majeure.
19. Waiver
The terms and conditions, and rental agreement set out above may only be waived with the express written consent of Villa Istra Olea. The guest(s) agrees to abide by the rules and regulations detailed herein; Villa Istra Olea reserves the right to terminate occupancy based upon failure of the guest to comply.
